'Tis the Season to Buy a Home

And no, it's not because of the extended and expanded tax credit for making a home purchase. I mean, sure, the $8,000 (or $6,500) is cool and all, but in a broader sense


The winter holidays are a great time to purchase a home.





There are several reasons why:

  • There are very few Buyers looking at this time, which cuts down on the competition. Competition? In a Buyer's Market? Good deals are good deals and there is competition for highly desireable properties.

  • Psychologically and emotionally, it's difficult for a Seller when no one comes to look at their home (and showings go WAY down during this time period) so they are more receptive to offers and tend to counter rather than reject.

  • Especially for estates and vacant properties, the prospect of carrying an empty home over the winter months is daunting. There are a lot of challenges to doing so: the expense of heating it, frozen pipes if the electric goes out, shoveling the walkways. It's kinda a major PITA.

(By the way, if you're looking to purchase a fix and flip investment, it's the most wonderful time of the year!)
